Bids

How the bid works

We don't post prices, because these roofs aren't products. Here is what decides yours, and when you get the number.

  • What decides the price

A dozen things move the number, and each is a line on the bid.

    • Roof area, pitch and complexity

    • Copper, zinc or slate, and the form

    • Snow retention and gutters

    • Deck, layers and access

  • What the bid includes, and what it doesn't

Tear-off, deck inspection with a price per sheet, ice barrier, underlayment, the roof material, flashings, ventilation, snow retention and cleanup.

    • Not included: decking beyond an allowance, rafter or fascia repair, chimney masonry, skylights

    • On an insurance job, your deductible

  • What happens at the visit

We walk the ground, the roof and the attic, or the framing if the house is not built. We read the drawings with you.

    • No contract is signed at the visit

    • If a survey or engineer's letter is needed, we tell you the cost before ordering it

  • Materials and who buys them

We order copper, zinc and slate to the bid and name the quarry or maker. Long-lead material is ordered after you sign.

    • Allowances are stated, with the unit price

    • Any substitution is agreed in writing

  • If the job changes

Rotten sheathing is found only after tear-off, so the bid states a price per sheet up front.

    • Any change is priced and signed before the work

    • No surprise at the end

  • When you get the number

In writing, after the visit and the drawings, with options side by side.

    • Good for the period stated on the bid

    • Sent by email as a PDF

The seasons

A mountain roofing year

  1. 01

    Winter

Bids, drawings and samples. We order copper, zinc and slate for the summer build.

  2. 02

    Spring

The snow melts and we check roofs, finish permits and fix the schedule.

  3. 03

    Summer

Install season. Most new roofs and re-roofs happen between snowmelt and first snow.

  4. 04

    Fall

Finish before the snow flies, then check snow guards and gutters.
