New roofs and re-roofs

A roof built from the drawings, or rebuilt from the deck up

New builds start with your architect's roof plan. Re-roofs start with the deck. Either way, the roof leaves the table only when the details are decided.

When a re-roof is due

Signs the roof is near the end

Age against expected life is the first thing we check. A roof can be older than its maker's warranty and still be sound.

  • Cracked or slipped slate

Loose slate near the eaves or valleys is the first sign.

  • Streaks, stains and drips

Brown rings on a ceiling or damp insulation in the attic.

  • Open seams or lifted panels

Metal that has lost a clip, a fastener or a sealant line.

  • Ice at the eaves every winter

Often a ventilation problem the new roof can fix.

  • Wear around penetrations

Flues, vents and skylights fail before the field of the roof does.

  • Moss or rot at the edges

Persistent damp at the fascia or sheathing.

The assembly

What sits under the roof matters as much as the roof

  • Deck

Inspected after tear-off, with the price per sheet of any replacement stated in the bid.

  • Ice barrier and underlayment

At the eaves, valleys and penetrations, to the code and the roof's needs.

  • Ventilation

Intake and exhaust sized with the insulation so the roof stays cold.

  • Snow retention

On the plan, never an afterthought.

Questions

Building or re-roofing a mountain house

Can you start before the house is framed?

We join the project at the roof drawings, ideally before framing, so rafter depth and ventilation work with the roof you want.

Can we put a new roof over the old one?

Rarely, and not on a roof we are asked to build to last. We open the deck and inspect it, and we write what we find into the bid.

What does a re-roof do to the interior?

Very little if the weather window holds. We dry in the same day and cover anything that has to wait.

Who pulls the permit?

We prepare the documents and file them for work we do. The town or county building office makes the decision.
